The Amherst New Hampshire real estate market report is based on activity in the first six months of 2010 providing year to date activity for homes sold. Q1 and Q2 information is referenced to provide perspective for seasonal sales. In Q1, sold statistics represent transactions that were negotiated in November, December and January and closed by March 31, 2010.

First quarter activity is historically the slowest real estate market in NH. Q2 sold statistics represent transactions in the early spring market which is traditionally the most active.

Amherst Homes Sold YTD Activity (As of 6/30/2010)

On June 30, 2010, the New Hampshire MLS system (NNEREN) reported 144 active listings. The average asking price was $447,532 and these homes had been on the market for 148 days. The list price to sales ratio was 96% and the days on market was 114.

In the first quarter of 2010, 19 homes closed with an average sales price of $275,945. In the second quarter, 34 homes sold at an average price of $367,229. Second quarter activity was more brisk as homes sold in 99 days.

The market was active only in the entry level as the first time homebuyers were motivated to buy in the winter market and secure their tax credit. Prices typically rise in the spring and better values are often obtained in the in the first quarter.

There were 47 homes sold in 2009 at an average sales price of $373,323. The peak of the market in the last four years was in 2007 with 65 transactions at an average selling price of $426,388.In comparing 2010 data, we find that this represents a decline in values of 12% since the peak in 2007.
